Complete liars and will not take responsibility when they are at fault. Estate agent invaded our privacy and was disciplined for doing so but their managers.

Couldn't be bothered to perform maintenance duties as instructed by our landlady and myself. Lied through their back teeth when shown evidence of negligence and falsified claims even though I have evidence to show otherwise.

Told me point blank to persue my landlady instead as a ploy to disorientated me from the actual truth. THE WORST ESTATE AGENT IN CARDIFF.

Deposit Thieves

CPS are well known for stealing people’s deposits and with good reason. If you expect to get your deposit back, it is required that you do not eat, sleep, live or breathe within your property. Be very careful and do not sign with them if you have any other options.

Liars,liars,liars!
They deserve 0 stars!
Never use this company as they will steal your bond from you!
I left a clean immaculate property and weeks later CPS sends an email with a fake receipt and claiming costs for cleaning the flat!
Now it makes sense why they said it was not necessary to both parts to view the flat when we left the property!
Real scammers!

Friendly staff but that's the only positive thing about them. They prey on students who don't know their rights and regularly break letting laws. They will access your flat without prior consent (or knocking), will arrange viewings and visits with as little as one hour's notice, and expect tenants to allow viewings a year in advance to the move out date. (Illegal, illegal, insanely problematic and bordering on illegal.)

Expect them to fob off their responsibilities at every chance they get, to lie to get you to sign the contract, and then squeeze every single penny they can out of you. Every issue you raise will be one they tell you to pay for and they're the only agency I've encountered in Cardiff (so far) who will charge YOU a fee if THEY make a mistake processing your rent.

Avoid like the plague.

Rude on the phone
Unprofessional
Insist on arranging appointments with little to no notice (often illegally less than 24hrs notice)
Their contracts legally aren't worth the paper they're written on (No, a text message is not "notice", you idiots)
Their workmen are problematic
They miss appointments

I WOULD NOT RECOMMEND . . . Lived in Llanbleddian Gardens, Cathays, Cardiff in a 9 bedroom shared house. We paid a deposit of £3150 between us and after 2 years living there with many problems e.g. leaks from ceilings, dodgy lights, etc that took months to get fixed after many reminders we only recieved £405 of our deposit back. My bedroom alone was charged at £140!!!! It was in better condition when i left to when i moved in!!! When I left I removed nails that were originally there, filled them in and painted the walls, it was spotless! I left a new matress protector that I bought and got charged £20 by cps for another one (there wasnt even one when I moved in!!!). I got charged £30 for the door to be painted (NOT NEEDED). £50 to paint blue tack marks!!! NEVER USED BLUE TACK. £40 to steamclean a new matress, ( when I arrived there was a spring sticking out so it needed replacing. This is for one room only. The charges made to us for the whole house is rediculous! The things that we were charged for we are unable to get reciepts for as they do not plan to "fix" these things until 18-24 months!!!! So the new tenents will probably get charged exactly the same!!! I NEVER WRITE REVIEWS BUT I HAVE TO PROTECT OTHER STUDENTS THAT WILL BE IN THE SAME SITUATION

disgusting attitude by the company, filthy accomodation, full of damp. broken furniture. Disgraceful way to treat students. Expensive for parents to put right beg your children not to go to CPS homes. i would rate it a no stars and could on for ever with my complaints.
