After giving Thomas George 2 years of management fees whilst all they did was collect rent and pass it to us about a week later, we do not think it is worth the £98 pcm to pay them to continue causing us so many issues. We arranged most of our own maintenance as the agency contractor quotes were often double the price (probably after TG added their cut). We have now decided to manage the property ourselves, like we successfully do with our 3 other properties that we have had for 20+ years. We would also not use Thomas George to find a tenant (which costs £800+) again for several reasons, the main ones being that last time, instead of updating the inventory for the £90 we paid them, they printed off an inventory from a few years ago, and gave it to the tenant to check themselves in with. This resulted in the tenant becoming very frustrated and spending 3 hours changing the inventory (basically re writing it) and photographing and videoing the property to protect themselves as it had changed so much in last few years. As we live a 10 hour round trip away, we do not have regular access to the property and relied on the agent that we paid. Another main reason for not using Thomas George is that they collected the incorrect amount of deposit bond (despite myself stressing in writing the minimum amount acceptable and them agreeing to it). Because last time they nearly collected the incorrect amount too. This time it would leave us with £179 for damages, cleaning etc, it the tenant moved out without paying the last month's rent. Not an adequate amount. So with an inaccurate inventory and a lower deposit, they had left us in a potentially vulnerable position as a landlord when it comes to the tenants end of tenancy. No apology was offered, just excuses and avoidance of questions. Why did their website state the correct deposit amount throughout, even though they then ignored the landlord's instructions and collected a smaller deposit? Was it to get the 'deal' and hope that the landlord would not notice? I could write about the other frustrations over the last few years but there is not enough space. This agency does the bare minimum (collects and passes rent), causes frustrations for tenants and landlords, resulting in lots of time wasted time and energy. They seem ok in the beginning, but we suggest you check all paperwork carefully and do not rely on them to get the job done as you will be very disappointed.
